We highly suggest a security deposit should be mandatory, as well.

Locks and Keys
For security purposes, we may decide to change the locks for rental properties at the end of a lease agreement, at the expense of the property owner. Tenants that rekey or replace locks will be required to provide copies of all keys to us and we may require a key deposit to ensure prompt return at the end of the lease agreement.

Collections
If you have tenants that aren’t paying, even if they’ve been evicted, it can be difficult to chase them down and get the money that you are owed. Even if someone seems to have disappeared, we can use our resources to recover any unpaid funds. Our relationship with a collection company allows us to get tenants to pay by putting a charge on their credit history until they repay any rents or late fees that are owed.
